Only half of zone loading

Alright lately ive been having an issue in BB, in that only half the zone loads, I could take the boat into the zone and it looks fine but as soon as i get on a mount or run the zone just stops and if i keep going i fall through the ground and end up on the greater fay entrance, and if i try to go back to the docks, THAT half of the zone isn't there, it only happens in BB and i'm not sure what exactly is the issue!
